Machrihanish Dunes

Development of a World-Class Golf and Spa Resort

We were delighted to be retained by Kintyre Development Company Limited to prepare a Feasibility Study for the development of a world-class golf and spa resort at Machrihanish Dunes in which we examined the market opportunity and future trading projections to inform an investment prospectus.

Situated on the Kintyre peninsula on the west coast of Scotland with multiple seascapes and views looking towards Islay and Northern Ireland, Machrihanish Dunes is an existing golf course and resort of international repute.

Its remoteness is one of its main attractions, however it is relatively easily accessed.  Campbeltown Airport is just three miles away and in addition to ferry services from Ayrshire it can be reached by car from Glasgow in under three and a half hours.

As the home of golf, Scotland has several high-profile upper upscale and luxury golf and spa resorts, albeit very limited in Argyll & Bute.  This proposed development which has recently received planning consent will comprise an additional 18-hole tournament golf course, luxury hotel, new clubhouse with destination spa, retail and dining facilities and cottages for ownership and rental.

We were very positive about the opportunity to develop a new world-class hotel, golf and spa resort at Machrihanish Dunes, competing with and complementing the best-in-class and most high-profile golf courses and resorts in Scotland. This is a sector that, along with Scottish tourism as a whole has bounced back strongly following Covid-19 and is performing very well. Machrihanish Dunes will be positioned as a lifestyle wellness resort, connecting with the natural environment, with very strong environmental and social credentials, immersing guests in local culture; these are all factors that are driving global travel trends.

In addition to providing direct permanent jobs, significant employment in the supply chain would be created along with enhanced golf, leisure and activity facilities for the local community.  Tourism numbers for the area would be increased along with usage of the Ardrossan Ferry service and Campbeltown Airport, including the potential for private transfers.
